OUR SERVICES

  • Marketing

    We market your property’s availability using traditional on the ground marketing campaigns, targeted internet campaigns, and invitations for viewings throughout our extensive international and domestic buyer and seller network.

  • Leasing management

    We offer rental services that require all potential tenants to complete an extensive application that includes credit check, references from previous landlords, employment references and personal references. After the candidate is approved, an appointment is made to personally know the possible tenant and collect the Security Deposit. The contract is signed electronically to facilitate the process for our tenants. We also make sure to do move-in and move-out inspections to document the condition of the property.

  • Rent Collection

    All rent is due on the first of the month and is considered late after the 4th of the month, at which time the resident is assessed a late fee. If rent is still not paid, a final notice is given followed by legal action against the tenant on behalf of the Owner. Collection of rents is one of our most important duties regarding the management of your property.

  • Lease Renewals

    We negotiate lease renewals 30 days prior to expiration, which may include a rent increase based on the market.

  • Maintenance

    Preventive Maintenance: Yearly inspections of all properties are made to insure working order of smoke detectors, heaters / air conditioners, inspection of overall condition of units and appearance of landscaping and grounds at no charge to the Owner.

    Routine Maintenance: Our vendors are trained to repair minor items and perform maintenance. If we are unable to repair the problem, we have a list of reputable and fair priced contractors. For major repairs, we will obtain three estimates and notify Owner to obtain approval. The pre-approved dollar amount of repairs that don't need owner approval is fixed in the management contract and vary according to owner and property type.

    Emergency Services: We are on call 24 hours a day, 7 days a week.

  • Financial Statements

    Our monthly statement includes rent collected and maintenance costs. Our system records every transaction in detail on a monthly basis. Financial reports as provided to owner monthly as well as when requested. Work orders and receipts are kept on file throughout the year and are accessible whenever requested.

    We maintain a trust account for all security deposits to be held as a required by state regulations.

    • Our management fees vary depending on the services.
      As our goal is to keep your property leased so we will
      not charge you when the property is vacant.
  • Lease Fees

    • A commission of half the first month’s
      rent is charged for each one-year contract
      signed and a $ 300 flat fee for renewals.
